Five Checks, Zero Delivery-Day Surprises
Containers don't fail in service around here — deliveries fail, and always for one of five preventable reasons: not enough straight approach, a pinch point, low wires, soft ground, or a spot that was never legal to drop on. Run the checks below before ordering and your delivery becomes a boring half hour. This is the same list our dispatch uses to qualify sites from photos.
Check 1 — Walk the Approach
The truck needs runway in a straight line: about 60–75 ft for a 20ft, 100–120 ft for a 40ft, measured from where the container's far end will rest back along the path the truck will take. Pace it off — 25 long steps for a 20, 40 for a 40. Corners mid-path don't count as runway; if your line bends, send photos and let us judge the geometry.
Check 2 — The 12-Foot Ribbon
Imagine a 12-ft-wide ribbon laid along that whole approach: gates, fence posts, parked vehicles, AC units, and landscaping boulders all have to clear it. The classic metro miss is a 10-ft gate between brick pillars — measure the actual opening, not your memory of it.
Check 3 — Look Up
The tilted bed reaches roughly 16 ft high during unload. Service drops sag lower than you think, and metro oaks own the sky over half the driveways in Johnson and Clay County. Stand at the drop spot, photograph straight up, and send it — wire and limb calls are exactly the judgment we're good at making remotely.
Check 4 — Respect the Clay
Our region's soil holds water and heaves through freeze-thaw, which does two bad things: sinks trucks in spring and racks containers out of level by fall. The countermeasure is cheap — compacted gravel or railroad ties under the corner castings — and it pays back in doors that latch smoothly for the next twenty years. Level box, dry underside, happy gaskets: that's the entire maintenance manual.
Check 5 — Confirm It's Allowed
Driveway placement for a renovation is routine nearly everywhere in the metro; long-term and street placements have rules that vary sharply by city — Johnson County suburbs run stricter than Jackson County, and rural counties barely blink. The KC permits guide maps the pattern; ten minutes with your city's code line settles it for certain.
Then Send Four Photos
Approach from both directions, the drop spot, straight up above it. That's the entire pre-delivery homework — we confirm feasibility, flag prep, and lock the plan before the truck rolls. Failed trips are nearly extinct on our schedule because customers do this simple thing.
Site Prep Questions
What's the best base for a container on KC clay?
Four to six inches of compacted gravel, or railroad ties under the four corner castings on grade — both drain the clay, keep the box level through freeze-thaw, and cost a fraction of concrete. Bare clay works only if it's high, dry, and you accept some seasonal settling.
Can the truck cross my lawn?
Dry and firm, usually yes; after rain, no — a loaded tilt-bed trenches wet turf and Missouri clay remembers it for a season. We'd rather reschedule two days than resurface your yard; pavement and gravel approaches carry no such drama.
Should I anchor my container against tornadoes?
In town, sheltered placements rarely bother — an empty 20 outweighs a car and loaded boxes are immovable. Exposed rural sites can add ground-screw corner anchors in an afternoon for real peace of mind; ask and we'll spec the simple version.
The Hundred-Dollar Pad That Saves the Box
If this whole guide compresses to one purchase, it's this: two tons of crushed rock, spread four inches deep over the container's footprint plus a foot each way, tamped by driving over it. On KC clay that pad is the difference between a box that sits level for twenty years and one that heaves a corner every freeze, binds its doors by year three, and ponds its underside every spring. Railroad ties under the castings on top of the gravel is the deluxe version — airflow beneath the floor, corners serviceable forever. Total invested: a weekend morning and about what one month of storage-unit rent runs. It's the best-yielding hundred dollars in this entire industry.
